Commercial HVAC

Trane installations, emergency commercial repair and semi-annual preventative maintenance. HVAC accounts for nearly 40% of a commercial building's energy usage.

A commercial system fails on a schedule nobody chose

A house can wait an afternoon for a repair. A restaurant on a Saturday, a clinic waiting room, an office with a server closet or a retail floor in August usually cannot. When a commercial system drops out, the cost is not only the repair bill. It is the day the space cannot comfortably open, and the stock, equipment and people inside that do not like heat.

The faults are the familiar ones, only bigger. Central air and heat pump systems lose capacity when the coils load up with dirt and the filters go unchanged. Belts and bearings wear in the blower section. Contactors pit, capacitors weaken, condensate drains clog, and thermostats or controls drift out of calibration. Commercial furnaces get the same attention to ignition and safety controls. None of it is exotic, which is exactly why it is cheaper to catch early than to chase after it fails.

Douglas Mechanical publishes one figure worth keeping in mind: HVAC systems account for nearly 40% of a commercial building's energy usage. That is a general figure, not a promise about any single building. It does explain why a unit that still runs but works too hard is a cost that shows up every month, not only on the day it quits.

Trane installation, and emergency repair at any hour

On the installation side, Douglas Mechanical puts in Trane equipment, and it is a Trane Comfort Specialist, a designation Trane describes as awarded to the most qualified specialists. Not every dealer holds it. The photo at the top of this page, spiral duct being hung under a steel-framed roof, is the company's own commercial work, and the crew setting Trane rooftop units on a white membrane roof is covered on its own page.

When something breaks, the scope is wide: central air, AC systems, furnaces and heat pumps. Douglas Mechanical states that certified technicians are available around the clock to keep downtime as short as possible, and on ordinary days the trucks are in the field from 8am-8pm, seven days a week. The office keeps shorter hours, Monday to Friday 8am-6pm, Saturday 8am-5pm and Sunday 11am-5pm.

The company uses factory authorized brand name equipment and parts, and its technicians are trained to diagnose and recommend only the work you actually need. Douglas Mechanical does not employ salesmen and does not work on commission, so nobody is paid more because your quote came out larger. It also stands behind a Price Match Guarantee and a one-year installation guarantee.

Semi-annual visits keep the next breakdown off the calendar

Commercial preventative maintenance at Douglas Mechanical runs as a semi-annual programme: routine inspections, deep cleanings and tuneups, twice a year. Twice is the right number for a Houston building, because the system works hard through a long cooling season and then has to switch over to heat without complaint.

On a visit of this kind the usual list is coils, filters, belts, blower motors, condensate drains, electrical connections, refrigerant pressures and the controls that tell the equipment when to run. A coil that has been deep cleaned moves heat the way it was designed to. A drain that has been cleared does not back up into a ceiling. A belt replaced on a calm Tuesday is not a belt that snaps during the lunch rush.

A written record of what was found helps too, because it turns a vague sense that a unit is getting old into something a building owner can plan and budget around. Replacement then becomes a scheduled decision instead of an emergency, and the work lands in the quiet weeks when the equipment is not carrying the whole summer.
